Is the real estate market in crisis?

The real estate market in Romania is facing an atypical phenomenon, according to experts. Prices are rising, even if the number of people interested in purchasing a home is low. Experts say the number of properties listed for sale is falling. And this phenomenon will manifest itself in the first months of the year. Owners will focus more on renting. Most sales transactions, in the residential segment, already happen in a very high percentage 70-80% with cash. There is liquidity, but also increased caution in spending. The first quarter will bring a slowdown in the pace of transactions, perhaps even a contraction of the market. Sales will be more targeted than rents. As an exception, the market for small and modular logistics developments will benefit from the momentum gained at the end of this year. The evolution of the following quarters will be closely linked to that of lending and, as a novelty, to the evolution of the trend of future banking and fintech.
